Try to see it from a buyer’s point of view.

Coming up with an asking price is one of the key decisions when selling your home. While there are many sources to help you derive your asking price, you should exercise some care.

You can visit several Web sites that provide an estimate of your home’s value. Some of them may even be pretty accurate. Then again, they may be wildly wrong. The values on the Web site might rely on outdated information or may be unaware of property features that increase or decrease the value of a property.


Don't Rely Solely On The Web

By now, you’ve probably heard of web sites where you can look up property values for homes.  You may Home valueeven be considering basing the price of your own home on an estimate from one of these sites.  While sites such as Zillow.com provide some interesting data about homes, don’t set your sales price based solely on information you get from the web.

Home-valuation web sites are not substitutes for specific market knowledge in the area. They also can be sorely lacking in details that can affect pricing, such as the condition of the home, recent upgrades, and positive or negative changes in the area that can drive prices up or down. Other things you can do to ensure an accurate asking price are view properties for sale in newspapers and online, visit open houses, talk with friends and acquaintances who have bought or sold recently, and contact a Texas REALTOR®. Most Texas REALTORS®  begin by conducting a competitive market analysis of your house and giving you an estimate of the fair market value. Taking more into account than just what you find on the web will allow you to price your home appropriately, and sell it in less time.

Curb Appeal in 2010

It’s that time of year again and I wanted to share some ideas with you on improving curb appeal.

While showing homes to potential buyers as a REALTOR©, I often see homes that are beautiful on the inside, but don’t really reflect that from the curb. Whether you’re getting ready to sell or intending to stay in your home, curb appeal shows how passionate you feel about your investment. Here are some tips to spruce up the outside of your property and go from drab to fab fast!
