TSAHC Programs
Texas State Affordable Housing Corporation Programs
TSAHC offers the following programs:
- Professional Educators
- Homes for Texas Heroes
- Homes for Sweet Texas Loan
Each program offers the following possible benefits for qualified borrowers:
- 30-year fixed rate mortgage
- Down payment and closing cost assistance, up to 5% of the loan amount
- Mortgage Credit Certificate like what is offered by TDHCA
Qualifications
For all programs, a homebuyer must:
- Be a first-time homebuyer (no ownership in any principal residence during the last three years and not purchasing a home in a “targeted area”)
- Reside in Texas
- Meet the income and home purchase price limits
- Meet standard mortgage underwriting requirements (demonstrate credit worthiness)
- Occupy the purchased home as their primary residence

Complete a HUD approved homebuyer education course prior to closing on the home loan
- Must use a participating lender approved by TSAHC
Qualifications specific to each program:
- Professional Educators: must be a full time Classroom Teacher, Teacher Aide, School Librarian, School Nurse or School Counselor employed by a public school district in the state of Texas; or a full time faculty member of either an undergraduate or graduate professional nursing or allied health program in the State of Texas (may be restrictions)
- Homes For Texas Heroes: a full time, paid Firefighter, Emergency Medical Services Personnel, Peace Officer, Corrections Officer, Juvenile Corrections Officer, County Jailer, or a Public Security Officer working in the State of Texas
- Homes for Sweet Texas Loan: an individual at or below 80% of the Area Median Family Income (AMFI)
The following types of properties can be purchased:
- Single family homes
- Duplexes and fourplexes (as long as the owner occupies one unit)
- Condominiums
- Planned unit developments
- Manufactured housing (can’t be purchased with Fannie Mae loan)
The following loan types can be used:
- FHA
- VA
- USDA
- Fannie Mae Conventional
- Freddie Mac Conventional
